The House

Rookwood was built in 1909 at the height of the Edwardian period. With its lofty ceilings and generous proportions, it offers exceptionally spacious, comfortable and well-appointed accommodation on three floors.
Whilst retaining the best of its original features, it has been enlarged and extensively modernised over the years, with en suite facilities in five of its seven double bedrooms and free wifi throughout the house.
Ground floor
A generously sized entrance hall opens in all directions. There’s a large, wheelchair-accessible cloakroom/WC with tiled floor and original fittings.
Across the hall is the large, comfortably furnished living room. Sofas and armchairs, an Afghan rug, bespoke coffee table, a beautiful fireplace with working fire, a large smart TV with Bose sound system, a corner library with desk and reading area make this room the perfect place for grown-ups of all ages to relax after a heavy day at the beach.
A second reception room is now a TV lounge, offering another large smart TV with Sony soundbar, BluRay DVD player and a shelf full of DVDs and CDs.
The third reception room is now a large games room – paradise for kids of all ages on rainy days. It features table football and a 7-foot multi-games table, with table tennis, air hockey and pool. Off the games room is a bright and airy conservatory, with a small kitchen area and table ideal for puzzles, board games and cards.
The spacious and generously equipped kitchen opens into the dining area with a 3 metre table seating up to 16 people: an extension is available for even bigger parties. Double doors lead from the dining room onto the terrace with its outdoor dining area and new gas BBQ , and into the rear garden.
The large south-facing garden has plenty of seating areas, plenty of lawn to run around on, two dining tables, shade in the summer and a chiminea fire pit area when it’s cooler. There’s an enclosed vegetable garden: help yourself to whatever fruit, vegetables and herbs you can find. Outdoor games, slide and wendy house are available. There are bike racks available and you free to use.
Across from the conservatory and above the (private) double garage is The Studio – a large multi-use space. Currently, it’s set up as a tranquil yoga/meditation/workout space with its own shower room and WC. It can also be used as a meeting or hangout space. As with the main house, it has full wifi and internet connectivity
And when it’s finally time for bed
On the first floor
There are four large double bedrooms, all with en suite:
Avocet - super-king bed*, new bathroom with WC, bath, overbath shower, bidet. Separate seating area with armchairs, side-table, dressing table and smart TV.
Lapwing - super-king bed*, WC, bath with overbath shower. French doors to south-facing balcony, complete with bistro table and chairs overlooking the garden.
Osprey - super-king bed*, WC, shower, fitted dressing table, armchairs and coffee table.
Curlew - super-king bed*, WC, shower, fitted dressing table, vintage armchair.
On the second floor
There are four more bedrooms and a new family bathroom.
Sandpiper – twin beds* with en suite shower/WC.
Kittiwake - twin beds*, fitted dressing table. Off Kittiwake, there’s a cosy little room – Pipit – with toddler bed. A travel cot is available, as are stair gates, toys, children’s books, highchair and child seating downstairs.
Shelduck - super-king bed*, armchair, coffee table.

Other stuff
Off-street parking for several cars
£450 Rent in advance and £30 booking fee is due when returning the signed documents
and a remainder of rent is due 6 weeks before your holiday along with a £500 damage deposit to be held until after your departure and when the house has been checked.

Excellent pre-arrival information (never seen anything so comprehensive before). Rookwood and its large garden provides perfect quiet accommodation for all ages in all weathers (we were 14...aged from one to seventy seven).
Close to local shops and the fabulous beaches/promenade where you can walk/run for miles...with the attractions of Clacton Pier's Penny Arcade only 15 minutes' drive away. Great/patient back-up from Barbara at Frinton Holiday Lets - nothing was too much trouble. Highly recommended.

We have had the best 5 days at this fantastic house. We have had so much fun and the children have enjoyed the garden. A wonderful family home with every amenity you could need and more and just a short walk from the sea front. Our stay at Rookwood that allowed our extended family of 3 generations plenty of space for us all to all be together in once place and enjoy each others company and make wonderful memories. The house was immaculate and well maintained. We were a group of 7 Adults, 5 children aged 5-17 and a number of other family members flitting in and out.

Had a wonderful weekend stay for 12 of the family to celebrate my 70th birthday. Spotlessly clean property and everything you could need. Booking was easy and communication was always prompt. We had grandchildren with us from 3 to 15 years and there was something for all of them to do. Location perfect. Parking on drive for 3 vehicles and quiet road. Beach only ten minutes walk and convenient for shops and restaurants.

Booked Rookwood for the whole family for a special birthday celebration. Communications with the property prior to our arrival were great.
We were all delighted with the property as soon as we walked through the door. Everything exceeded our expectations. From the fantastic games room to the dining table that fitted all 12 of us round to the spacious bedrooms and lovely linen. It was too chilly to.use the garden but looked lovely too. We all enjoyed it that much everyone thinks it should now be an annual get together at Rookwood.

To celebrate a family event, I needed a large house able to sleep four couples and eight grandchildren. Rookwood, seemed an obvious choice with seven large bedrooms plus one grandchild able to use a put you up bed.
Rookwood is well situated in Frinton, both near to the sea and the local shopping centre. There's plenty to do in the area, with lots of walks and leisure activities available. Clacton is just 15 minutes away by car.
The house itself is very large and at no time did we feel cramped. The large lounge for the adults is mirrored by a smaller one for the young children with a TV in both. Amazon and Netflix are available, but you need to sign in with your own passwords, and remember to delete them when you leave.
The kitchen and dining area is large enough for everyone and there is plenty of capacity with two fridges and two dishwashers etc, to cater for even the largest family.
The games room with a pool table etc was a big hit with children and adults alik
